Supplements: For those who know the neighborhood, and how great living in Canada Hills can be (so close to conveniences and the fantastic Oro Valley Community Center), it will not be lost on them how great an opportunity this home is. There's a large closet off that 5th bedroom, too, great for hosting. With the office room in use as a den, one could imagine this being a great place for a long-term guest to have their own "get-away" space. Alternately, for those who might not need it as a full-time office and who have a lot of traffic in and out of the pool in the summer time, the tiled room could also serve as a kids' or teen spot, adjacent to the downstairs bathroom so the main part of the house isn't the only path in and out to take a break from swimming. Up a grand staircase (with new carpet, like the front room), one finds a landing and hallway with hardy luxury vinyl plank (LVP) flooring opening to four large bedrooms. The primary bedroom retreat is a fantastic combination of space, privacy, and expansive views. LVP flooring continues in from the landing and upstairs hallway, through wide double doors to form a grand entrance. Stepping in, one's eye is immediately drawn to the deep green of the golf course, the brilliant mountain views beyond, and a superb feeling of light and volume. There's so much space here to enjoy, There's ample space here that could easily accommodate at least 3 functional furniture layouts, one need only decide where you'd like to enjoy your mountain views from (bedside, your own reading area, a treadmill or elliptical, a yoga mat...). A sliding patio door leads out to a large view deck. Well-sited on the east side, it's not only perfectly situated for impressive views of Pusch Ridge, but an ideal spot to watch the sunrise. Likewise, it's protected from late afternoon and evening sun, making it a truly special place from which to start and finish the day. It's not hard to imagine mornings here on this view deck watching the sun come up over the ridge, or unwinding at the end of the day as the mountains turn colors. No retreat like this would be complete without a bath like this, with two large walk-in closets, a long double+ vanity, a corner tub with mountain views, and a separate shower. Upstairs there are three bedrooms aside from the primary retreat, clustered around a wide center hallway space and sharing a bath. It's a great set up for those who need all three to be full-time bedrooms, or two as bedrooms and one as an additional office, den, exercise room, or lounge space. Each is large, with the front two stretching on the far side to include an area that overlooks the front yard and street through large windows, perfect for desks, a reading lounge set up, or a bed against the window. Those two front bedrooms, at approx 300 sqft each, each have walkouts to a second-floor exterior balcony. For the few months a year when it's too cold to swim, there's an in-ground spa heated by a gas unit around the side of the house, making the spa the perfect place to sit and watch the mountains turn their fall/winter evening colors. At one corner of the yard are two stand-out citrus trees (a Washington Navel Orange and a Rio Red Grapefruit), both of which have produced bumper crops of delicious oranges and grapefruits over the years. Around the south side of the house are a stand of brilliantly green specimen "Churee" cactus (Euphorbia Royleana), reflecting through the dining room window. And standing proudly against the east side of the home is one of the taller and more impressive fencepost cactus that one will see (reaching above even the upstairs bedroom window, at it's highest). Of course there's a spacious and functional laundry room, with a sink and built-in cabinets (and a laundry chute that drops down from the corner cabinet at the upstairs landing); and for a house of this size the must-have 3-car garage, with some additional space for projects and storage. Smartly done with the "third space" door on the far side, this garage is well-suited to be set up as 2-car plus a space for a hobby project, a home gym, or simply all the storage you need so you can finally say goodbye to that storage unit.
