Important Instructions

Before you Begin

This application is only for those who are applying for a rental property by Vista Point Properties.

  • You are applying to lease a specific property; therefore, it is your responsibility to ensure the property is still available prior to submitting an application. The application fee is NON-REFUNDABLE. We do not pre-screen applications for property availability.
  • All occupants over the age of 18, must complete an application.
  • All applicants must provide a valid photo-ID issued by a government authority. A copy of all applicants’ photo IDs will be made and retained at the time of the application.
  • Each applicant must provide verifiable income. The total monthly income of all applicants must equal three (3) times monthly rent. Additionally, debt to Income ratio shall not exceed 40% of applicants gross income.
  • No more than two persons per bedroom will be allowed in any of our rentals. For example, a two-bedroom rental can only accommodate a maximum of four (4) persons.
  • No more than two (2) pets per household. Restrictions and pet fees may apply. Service animals are not considered pets, a reasonable accommodation request form is available for Service animals who fall outside the above categories/requirements. The reasonable accommodation form is available on our website located in the tenant’s resources page and must be attached otherwise the application will be considered incomplete.
  • If your application is approved, a deposit to hold the property will be required within 48 hours of approval. Otherwise, the next applicant in line will be considered.

Important Instructions

Advice from the Vista Point Properties Team

There are specific steps to the application process, along with necessary information, and documents you will need to upload. Please read through these steps carefully and gather the information needed to proceed.

Step One: Review Qualifying Criteria

Prior to applying, please ensure that our Qualifying Criteria is reviewed. Please call us with any questions.

Applicant(s) may be denied occupancy for the following reasons:

  1. Falsification of application by any applicant
  2. Incomplete application by any applicant, which includes missing any required documentation.
  3. Insufficient income
  4. Criminal history of any applicant
  5. Poor credit history of any applicant
  6. History of non-payment/mortgage or late payment of rent/mortgage
  7. Past eviction by any applicant
  8. History of unruly, destructive or violent behavior to persons or property by any applicant

Step Two: Gather Information

Please have the following information ready before applying:
  • Previous Addresses and Landlord Information
  • Employer and Previous Employer: Name, Contact, Start Date, Salary
  • Dependent Information
  • (2) Two References: Name, Phone, Relationship
  • Emergency Contact Information: Name, Phone, Relationship

Step Three: Upload Documents

Please have the following information ready before applying:

  • Valid Photo ID issued by Government Authority
  • Proof of Income (paystubs for the previous two (2) months, reflecting both current and year-to-date earnings. Applicants who are self-employed must provide a copy of their previous years 1099’s and bank statements for the immediately preceding three (3) months. Income from sources other than employment or self-employment (retirement benefits, disability income, child support, alimony, investment earning or principle, etc.) requires documentation deemed acceptable by management.

PLEASE NOTE: Once you submit your payment for the application it will start processing your background check, making the application fee non-refundable.

Step Five: Results of Application

Once Vista Point Properties receives the background check, we will be in contact regarding next steps. A few notes to take into consideration:

  • If your application is approved, a deposit to hold the property will be required within 48 hours of approval. Otherwise, the next applicant in line will be considered.
  • Once deposit is received, prospective tenant must take occupancy within 30 days if the property is currently vacant or within 30-days of the current tenant vacating said property.
