Find Renters - Fast!
A big part of managing your property is marketing. Our marketing strategies start as basic as installing a professional For Rent sign in front of your property to positioning your property on many major real estate websites including MLS, Zillow, Trulia, Realtor.com and many more.
Phone calls and internet inquiries are responded to quickly by our staff of Real Estate Professionals, who in turn meet the potential tenants at the property. If the potential tenant is interested, we will then direct them to apply. After they complete the online application including proof of income and identification, we perform an in-depth background screening on applicants. If an applicant is approved, we will collect a deposit and do the preliminary paperwork.
The RIGHT Tenants!
While we understand the necessity of filling a rental property quickly, we put most of our emphasis on finding the right tenants for your home. Properly screened renters make a difference in the success of a rental property. We have developed a comprehensive list of qualifications which are provided to the potential tenants prior to the application. A copy of our move in and move out conditions document is provided both in the rental paperwork prior to move in as well as when the tenant gives notice to vacate.
Once our team has found and screened potential renters, we’re working on preparing lease paperwork, verifying the tenant has had utilities put into their name and scheduling the move in date. We make sure the tenants know which avenues to utilize when reporting a maintenance request, and ensure they have the after-hours phone number in case of emergency. We will do a move in walk through, and photograph the property to notate condition prior to the tenants moving in. After the tenants move out, we will do another walk through, and again photograph the property to notate condition.
Once our marketing team has found and vetted potential renters, we’re working hard to properly to ensure you have the RIGHT renter, not just any renter.
