Vista Point Properties fee structure is simple: Our marketing fee is equal to half of one month’s rent for finding new tenants. Once a tenant has been placed it’s just $99 per month!
Our monthly management fee includes managing the tenant by making sure they pay rent on time, comply with all rules and laws, and by setting high expectations on how to properly care for your property. We also provide a 24-hour maintenance emergency line to ensure we are on top of any emergencies, even after hours! Monthly financial statements are prepared and sent along with your rental proceeds between the 15th and the 20th of the month. We include your choice of either a paper check or electronic payment at no additional charge.

Our marketing strategies start as basic as installing a professional For Sale or For Rent sign in front of your property to positioning your property on many major real estate websites including MLS, Realtor.com, and many more. Our staff of Real Estate Professionals will show the home personally to all prospective tenants. The screening process is done through an online application, with results typically being available the same day. Our screening process includes searches for judgements and liens from previous landlords, evictions, criminal background check, credit check, and we require all prospective tenants to provide proof of income, which must equal at least 3 times the monthly rent.
Anytime a tenant chooses to move out of their current rental home instead of renewing their lease, it costs an owner money. Days on market, wear and tear items that will need to be attended to after a tenant moves out all cost time and money. It is our goal to keep the tenant in place, therefore maximizing the owner’s investment. We accomplish this by attending to work orders and requests in a timely manner, making sure tenants are informed of any event that will affect them in the community they live in, and by sending renewal reminders to current tenants 120 days out, and every month until they either renew or give notice to vacate.
No Vacant Property Fee
Vista Point Properties understands the importance of maximizing the income on your property. Therefore, our pledge to you is to never charge you a Management fee or Marketing fee when the property is vacant. Our fees are designed to be earned by producing results. If we don’t perform we don’t get paid. PERIOD. Simple, straightforward, and honest.
